Specific Fundamental Data Sets

Question:

Do you have any national new construction data, new home sold, booming new single family home construction markets, trends, new home construction cost per sq. ft. in different US Markets, etc?

Answer:

We continue to expand the Fundamental and MLS data available on the platform — nicely charted, analyzed, and mapped, drilling down to the county and ZIP level where the data exists at that granularity. (On the new Precision Market Tracker you'll already find categories like MLS Indicators and Fundamental Indicators in the dataset picker.)

That said, those specific "Fundy" data sets are often misleading, as most fundamental data is. For example, high building permits and new construction often signal strong growth — but firsthand we've seen it also lead to oversupply and negative appreciation, making it a contra-indicator and warning sign (Ocala, FL was a perfect example). The problem with Fundy data is that it offers no trigger signals and is near-impossible to interpret consistently.

The right Fundy data in the right hands can help confirm what the Technical Analysis (TA) charts are telling you. But the great thing about TA is that it already incorporates everything that affects appreciation or depreciation. If new construction is a positive in a certain market at a certain time, it'll show in the TA; if it's a negative/contra-indicator, that shows too. TA has been back-tested and shown accurate for local cycles — so there's no need to guess whether a fundamental is good or bad; it'll show in the charts.
